Large sections of Muizenberg in the Cape Peninsula are still able to offer homes at 2005 price levels.

So says Errol King, Rawson franchisee, who adds that "this is an area in which grand Edwardian homes are found on the better view sites, many on the slopes of the mountain – but lower down in old Muizenberg, prices are still well below those of most southern suburbs, despite this being within commuting distance of the Cape Town CBD".

Giving examples, King mentioned:

- an almost new three-bedroom duplex apartment in a security complex. This home has a fully fitted kitchen with granite tops, a garage and a parking bay. The price is R985k, including all costs;
- a single-storey, three-bedroom house with an established garden priced at R1,195m;
- several two and three-bedroom freehold homes, newly completed and, again, in a security village, at prices around R700k;
- a compact, modern duplex townhouse. This home has two bedrooms, an open-plan kitchen cum living room and an automated garage. The price is only R695k;
- a number of new homes in a recently completed Tuscan style development. All have two or three bedrooms, spacious living areas (and patios with pergolas) and mountain views. Single or double garages are included in the offer. Prices here are from R770k to R1,050m
